What is the Black?


After spending a few thousand hours in research and conversation, here’s what has distilled down:


Boutique hotels continue to be the dominating trend within the $550 billion Hotel Industry. Guests are increasingly looking for unique experiences tailored to their individual needs. Tech smart. High design. Good value. Flex-stays. Exceptional amenities. As the proven success of boutique hotels have shown, guests don’t mind a smaller room, if the “look”, the bed, the TV, and the bathroom are all spectacular.


In Addition, private social clubs are in resurgence. Six years ago, Soho House started the trend, and the trend is explosive. With pride, our management team discovered the secret these clubs downplay; the clubs are being used informally as co-working spaces. Our direction became clear; create a new, first-to-market, business model which marries a high-end co-working environment, a boutique hotel, and a social club into a single, cohesive, communal experience. And we are calling this new brand, “The Black.”


With the first location in the heart of downtown Fort Lauderdale, The Black will be the only luxury property in the business and social district. While building a hotel in this area would make any hotel project economically unfeasible, our strategy is securing longterm leases in Class A office spaces and converting them to a Hotel - Cowork - Social Club which allows us to act as the WeWork of the hotel industry. Fast, Versatile, and Disruptive. As you will see from our proforma, The Black will have low operating expenses which allows for competitive room rates while still giving our guest a 5 star experience and our investors stellar year over year profits and growth. The Black is expected to be profitable after the first quarter of operation. It is management's intent to take the concept nation wide, opening 30 locations over the next 4 to 6 years.

The Business

The Black Hotel Group’s first location is 200 E Broward Blvd, Fort Lauderdale, Florida 33301. The company is leasing two floors that were formally a PNC Bank. The first floor is designed to contain the Hotel Lobby, Social Club, and both meeting and work space area, with the second floor being hotel guest suites. Our total lease with utilities and common area maintenance averages $60,000 per month with, an increase of 3% per annum (this figure does not include a six-month rent abatement in year one). Total operating cost should be under $90,000 per month, the hotel is profitable at 60% occupancy, which is well under the average occupancy for downtown Fort Lauderdale at 78.5%.

  • We are competitively priced as compared to 3 star hotels near downtown.
  • Our location is in the heart of the central business district in Fort Lauderdale.
  • The Social Club is an amenity that our guest will not be able to get anywhere else in Fort Lauderdale—a perfect place to visit when you need a retreat from the bustle and hustle of Downtown Fort Lauderdale. With personalized service, great food, and the amenities of a luxury hotel—with concierge feeling experience.
  • Our rooms are all 240 square feet with best-in-class beds, TV’s, and bathrooms.
  • We will offer beach access and seating—no other downtown hotel offers this amenity.
  • While our rooms are luxurious, there are only 24, unlike the other Hotels in the area with hundreds of rooms to fill.
  • Free Shuttle to and from the Airport and Beach.
  • We have private meeting rooms that will allow our guests and members to make presentations, or just have a quite place to congregate and talk shop.
  • We are the only hotel that offers Flexible Check-in and Check-out times to accommodate our guest travel schedule. Check-in when you need the room, check-out when you are finished with your room— 5 pm outbound flight? check-out at 4 pm, Caught the inbound redeye? check-in at 7:30 am. Our guest will be the only guest in Fort Lauderdale not waiting in Starbucks for their rooms.
